The Town of Gravenhurst established a Short-Term Rental By-Law effective January 1, 2023, which means all short-term rental landlords are required to apply for a license to rent their property for stays less than 29 days. Owners must also designate someone as primary contact and provide their contact information to the Town, in the event an incident requires them to attend the property within 30 minutes notice.

Licensing

Short-term rental owners must obtain a license from the town and pay an annual licensing fee of $750 per short-term rental license. Renters must sign a code of conduct, which details expected behaviors to follow to comply with local bylaws and to be a good neighbor.

Violations

If there is a violation of the licensing bylaw or renters’ code of conduct, the property owner and renter(s) may be subject to a fine, administered through the administrative monetary penalty system.

Suggestions

Let your renters know that you are part of a lake community. Many people come to the lake for peace and tranquility – ask them, kindly, that they respect this fact – particularly after dark.
Provide information to help your guests who may not be familiar with lake life and septic systems with practical tips.
Ensure that you do not have an overcapacity crowd in your cottage. Septic systems are designed and sized by the number of people staying overnight.
- Capacity = number of bedrooms x two (ie., a three-bedroom cottage should not have more than six overnight occupants).
- If you overload your septic system, RAW SEWAGE enters your tile bed and the water table. This can result in polluting the lake and the need to replace your tile bed which can cost thousands of dollars.
