Welcome to the Kahshe and Bass Lakes Association (KBLA) website (the "Website"). By accessing or using the Website, you agree to comply with and be bound by the following terms and conditions of use. Please read these terms and conditions carefully before using the Website.
Acceptance of Terms
By accessing or using the Website, you agree to these Terms and Conditions and all applicable laws and regulations. If you do not agree with any of these terms, you are prohibited from using or accessing this site.
Use License
Permission is granted to temporarily download one copy of the materials (information or software) on KBLA's Website for personal, non-commercial transitory viewing only. This is a grant of a license, not a transfer of title, and under this license, you may not:
- Modify or copy the materials.
- Use the materials for any commercial purpose or public display.
- Attempt to decompile or reverse engineer any software on the Website.
- Remove any copyright or proprietary notations.

Governing Law
These terms and conditions are governed by the laws of Ontario, Canada. You submit to the exclusive jurisdiction of the courts in that province.
By accessing or using the Website, you signify your acceptance of these Terms and Conditions. If you do not agree, please do not use the Website.
Membership Classes
There are two different KBLA membership classes: voting and non-voting.
Voting Membership
- Voting Members must own property in the Kahshe area and as defined in the by-laws. They have voting rights at the Annual General Meeting. Qualifying property owners are encouraged to become Voting Members.
- The Association has one class of voting members: Voting Members. Voting Members have the right to vote, elect directors, and are entitled to one (1) vote per Property or Residence, regardless of the number of owners.
- Any Immediate Family member can exercise the voting right without a Proxy.
- In disputes over the right to vote, the Voting Member's right to vote is suspended until resolved.
- Voting Members may appoint a proxy holder to vote on their behalf if they cannot attend the meeting.
- Voting Members must own property in the following areas:
From Highway 11
- North Kahshe Lake Road and all branches
- South Kahshe Lake Road and all branches
- Tryon Drive
- Amelia Crescent
- Fleming Drive
- Hastings Drive
- Erins Way
- Kahshe River, from the dam to Highway 11
From Muskoka 6
- Cooks Road
- Sam Cook Road and all branches
- Loft Road
- Thomas Road
- Fire Road 13
- Benzinger Road and all branches
- Witbeck Road and all branches
- Larroger Road and all branches
Non-Voting Membership (Friends of Kahshe and Bass Lakes)
For individuals or businesses dedicated to preserving the quality of life around Kahshe and Bass Lakes who do not own qualifying property. Friends enjoy membership benefits except the right to vote at the Annual General Meeting.
Membership can be for a fixed or indefinite period and may include annual or periodic dues as determined by the board.
Membership Tiers
The KBLA offers three distinct tiers of membership, catering to both property owners and supporters:
- Basic Membership
- Available to both Voting Members and Friends of Kahshe and Bass Lakes.
- Access to newsletters, community updates, events and offers per the membership page on the website.
- Premium Membership
- Available to both Voting Members and Friends of Kahshe and Bass Lakes.
- Includes all Basic Membership benefits.
- Additional access to premium content, and special offers per the membership page on the website.
- Business Membership
- Available to both Voting Members and Friends of Kahshe and Bass Lakes.
- Includes all Premium Membership benefits.
- Additional promotional opportunities, business listings on the KBLA website, sponsorship options and special offers per the membership page on the website.
Definitions
- Immediate Family
- Refers to the owner of a Property or Residence, their legal or common-law spouse, and their parents, grandparents, great-grandparents, children, grandchildren, and siblings, all of whom are related by blood, marriage, or common-law relationship.
- Member
- The owner or owners of a Property or Residence who are interested in furthering the Association's objectives. Membership is granted upon acceptance of an application and fee by the board membership committee. Multiple owners of the same Property or Residence collectively constitute a "Member."
- Proxy
- An authorization allowing a Voting Member to appoint a proxy holder to act on their behalf at a meeting. A proxy must be signed by the Voting Member or their attorney, or, in the case of a corporate body, by an authorized officer or director. The proxy must comply with the regulations of the applicable provincial statute.
Membership Terms
Membership Transferability
Memberships are not personal and cannot be transferred.
Membership Dues
- Members will be notified of any dues payable by electronic communication. Non-payment within 90 days of the renewal date results in termination of membership.
- Membership dues are non-refundable.
Termination of Membership
- Resignation: Members may cancel their membership by canceling their membership online. The resignation is effective during the next payment cycle.
- Termination: Membership lapses and ceases to exist upon:
- Death or dissolution of the member.
- Non-payment of dues, unless reinstated by the board upon payment of outstanding dues.
- Expiry or termination of the membership period.
- Resignation or other conditions as per the by-laws.
- A special resolution at a member meeting to expel the member, after allowing the member to make written submissions.
- Sale of the Property or Residence.
